Service Description
Good architecture starts before the drawing begins. Serguei opens with a thorough reading of the site: the landscape, soil conditions, sun angles, views worth capturing, and council requirements. Everything that will shape how the building sits, how light moves through it, and how it connects to the land around it.
From there, the design is built around how you actually live. Functional zoning, logical flow, no wasted floor area. Storage and utility spaces planned from the start, not added as an afterthought. The deck positioned for the view, sheltered from the wind, connected to the living areas the way it should be.
Serguei takes the project through every stage: concept, developed design, working drawings, and full building consent documentation.

What the Process Looks Like
Every project starts with the site. Serguei reads the land before drawing anything: the orientation, the contours, the views worth capturing and the neighbours worth screening. Building on a sloped section in Auckland is a different problem from a flat lot in Hamilton, and the design reflects that from day one.
The brief comes next. How do you actually use your home? Where do you want morning light? How much storage do you need? These questions shape the functional zoning, the room relationships, the ceiling heights. Nothing is generic.
From Drawing to Consent
Serguei takes the project through concept, developed design, and working drawings, then manages the full building consent submission. All work is carried out in compliance with the New Zealand Building Code and the Resource Management Act. For Auckland projects, the Auckland Unitary Plan shapes everything from site coverage to height restrictions, and Serguei's team works with council requirements from the start rather than retrofitting compliance at the end. The result is a set of documents a builder can work from, and a design worth building.
